According to CoreLogic’s latest insights, U.S. home values rose just 1.4% year-over-year as of July 2025, and even declined 0.2% between June and July, signaling a notable slowdown. The regional housing market (Denver/Boulder) is clearly cooling: elevated inventory, cooling buyer demand, and homes staying longer on the market have shifted negotiating power toward buyers. These trends reflect broader shifts in the market: with affordability challenges, high borrowing costs, and heightened inventory, buyers now wield more leverage. Mike Gold has been phenomenal. We’ve never known anyone who would go so far beyond his official job capacity to make sure absolutely everything has been taken care of to our satisfaction. We were searching for a home while living thousands of miles away. After giving him our parameters, Mike went about finding homes that would meet both our needs and our wants. Almost immediately, he “got us,” knowing what we might be interested in and what would not work for us. He talked us out of one home, realizing it was too expensive for us, and enumerated his thinking point by point as to why the house was not the right one. Mike showed us a lot of homes over a month of time as we re-located to the area. He had great knowledge of the area and was able to shows homes in multiple settings until we could really narrow down what we really wanted in the area. He did a great job of showing us homes in our budget but also showed us a couple early that had everything we wanted but was out of our budget so we knew the difference in levels. We were never pressured into those but they were used for reference to help us manage expectations. Mike went above and beyond as he helped with appointments when we were out of state and unable to attend during the relocation process.
